What Is syte?

syte is a German PropTech company that uses artificial intelligence to analyze land and real estate. Founded in Münster in 2021 by Matthias Zühlke and David Nellessen, it helps developers, banks, and real estate professionals assess properties before investing significant time or money. Its platform can examine development potential, building rules, renovation needs, investment decisions, and project feasibility. syte operates across Germany, covers more than 62 million land parcels, and serves more than 200 customers.

syte Raises €9M in Series A Funding

syte has raised €9 million in a Series A round led by amberra, the venturing studio of the Cooperative Financial Group Volksbanken Raiffeisenbanken. NRW.BANK joined as a new investor, while existing investors including companies from Schwarz Group, HTGF, vent.io, and Vantage Value invested again.

The funding comes as Germany's housing construction pipeline shows signs of recovery following two years of low permit numbers. In the first half of 2026, permits were issued for 126,300 homes, an increase of 15.1% compared with the same period in 2025, according to Germany's Federal Statistical Office.

Why Early Real Estate Analysis Matters

Property development requires several checks before construction can begin. Developers need to understand what can legally be built on a site, whether a project is financially viable, and which rules could affect construction or renovation.

These decisions are being made while building costs remain high. German residential construction prices increased 5.0% in May 2026 compared with a year earlier, according to Destatis. That increases the importance of assessing projects carefully before committing capital.

syte focuses on this early planning stage. According to the company, property reviews that can take weeks in practice can be reduced to minutes by combining relevant property data with automated analysis.

“The real estate business is of great strategic importance to the cooperative financial group. syte uses AI to identify the potential of properties and buildings at an early stage, enabling banks to provide faster, data-driven advice. The fact that several cooperative banks are already using the platform for real estate sales and customer consulting demonstrates its tangible benefits. We look forward to supporting syte on its growth path and systematically expanding our collaboration with the cooperative financial group.”

How syte Plans to Use the Funding

The new capital will support syte's expansion into other European markets and further development of its technology. The company plans to automate more of the early planning process, including assessments of development potential, reviews of building regulations, and feasibility calculations.

The aim is to help users decide earlier which projects are suitable to pursue. Faster preliminary checks can also help identify planning problems before significant time and money are invested.

In the longer term, the company wants to digitally map the full process that takes place before actual construction begins. This would cover more of the planning work involved in property development, renovation, energy decisions, and project finances.

How the syte Platform Works

The platform brings together different types of land and property information with analysis produced by syte's proprietary AI. Users can search for properties, assess development potential, examine renovation requirements, review energy and photovoltaic opportunities, compare scenarios, and run economic calculations.

Its customers use the system for a range of tasks. These include evaluating individual sites, reviewing investment decisions, analyzing property portfolios for renovation needs, and identifying available grants.

According to the funding announcement, syte's annual recurring revenue has doubled compared with the previous year. The company was also named PropTech of the Year in 2025.

“The way land and existing properties have been reviewed and appraised to date costs the real estate and financial sectors a great deal of time and money. Those who digitize their processes in this area will help determine what gets built in Germany and Europe in the future. With this new round of funding, we’re taking our technology to the next level: We’re continuing to consistently automate the planning phases and expanding syte beyond the German market into Europe. With amberra, we have a strong investor at our side who understands how crucial reliable data is in the real estate business and, at the same time, provides us with access to a network of hundreds of cooperative banks.”

The Investors Behind syte's Series A

amberra led the Series A, with NRW.BANK participating as a new investor. Existing backers from Schwarz Group, HTGF, vent.io, and Vantage Value also participated in the round.

syte previously raised €2.6 million in a seed round announced in 2022 with HTGF and other real estate investors. In September 2024, the company announced another seed round of around €5 million led by companies from Schwarz Group. Vantage Value and vent.io joined as new investors at that stage, while HTGF invested again.

Across the funding rounds with publicly disclosed amounts in 2022, 2024, and 2026, syte has announced approximately €16.6 million in financing. The latest €9 million Series A will fund its European expansion and further development of the planning platform.
